| Debt Placements Although, in a broad sense, there is a certain degree of commonality in debt transactions, in reality, arranging commercial real estate debt can be quite complicated. The amount of the debt is often not primarily the problem. There can be any combination of factors that can affect the debt allocation. Because of these varied complications we work to help develope a financing strategy for your property. We will then discuss the deal with the funding sources that are most likely to have interest. These sources may include life insurance companies, banking conduits, commercial banks, thrifts, Fannie Mae, Freddie Mac, pension funds, REITs and individual investors. Should they indicate interest, we will then prepare a preliminary undrewriting package and send it to them for internal review. We will follow up and secure a preliminary quote or term sheet from the lender(s) and help to negotiate the most favorable terms. We will then assist in closing and funding the deal. Once again, striving to achieve WEALTH MAXIMIZATION. |
Structured Finance Oftentimes, equity is the primary determinant in the making of a deal. Therefore, we work hard to locate the joint venture partners and mezzanine equity sources that understand, believe in and want to invest in the deal. Once again, we strive to find a synergistic relationship between the client and the capital provider.
We will also structure mezzanine and participating loans in situations that require higher loan-to-value ratios when compared to common straight debt transacations.
